九東工廈瘋癲 呎價破 7000

【本報訊】自政府宣佈發展九龍東後,令資金湧入區內工商物業,觀塘區商廈早前呎價衝上 1萬元後,工廈呎價亦突破 7000元水平。區內港貿中心一個中層單位,剛以呎價 7100元成交,應為九龍工廈新高。
港貿中心 12年升 9倍
消息人士透露,港貿中心中層 3室,約 1231方呎,為該廈最大面積的分層單位,剛以約 874萬元易手,呎價 7100元,創該廈落成 18年以來呎價新高,亦是九龍區最貴的工廈單位。原業主於 2000年以 89萬元購入,事隔 12年,大幅獲利 785萬元離場,勁賺 8.8倍。
同區樓齡甚新的商廈寧晉中心,新近成交呎價約 6000至 7200元水平,而且大部份中層單位成交都在 7000元以下,可見是次港貿中心的成交呎價超越同區甲級商廈。
港貿中心坐落巧明街,但因與 apm商場連接,故前往港鐵站十分便利,近年業主多作自用或長線持有,故成交甚少。翻查資料,過去一年,該廈只錄得 7宗成交,成交呎價由去年中 5894元,急升兩成至 7100元。
該廈中層 5室,約 773方呎,去年 5月以 493萬元成交,呎價 6378元。原業主持貨不足一年,新近以 541萬元轉售,呎價 7000元,賺 48萬元。單位連每月 1.6萬元租約易手,回報約 3.6厘。

yes, too late, the issue (劏房) becomes "hot" already. You still can make the 劏房 legally but the cost of doing this is too high, as a result the payback will be lowered to an uninteresting level....
I also found that the 劏房 downstair "removed" suddenly. It was mounted 4 bells out of the main door with labeling A, B C & D. It was removed recntly. I don;t know whether it is removed or just pretenting removed because of the potential 麻煩.....

YES...回報仲好高.一間而家白表300到既屋可以間到3間,每間收5千5.計落有成6.6%

TV話只要走火X道合格,仲有要有足夠光線入到屋.就OK

住宅就係住宅, 用作商業用途就唔得
當然你可以話大把人咁做緊
如果你供甩的確無乜人理你
